The Spaces

Each of the 21 Pods at The Factory are designed to make the set-up process as smooth and convenient as possible.

All Pods have electrics and lighting fully fitted out. The original warehouse features have been kept intact, resulting in a beautiful juxtaposition between traditional construction techniques and modern aesthetics.

Terms

We are flexible with our contract lengths, offering from 3 months length to 24 months. Length of term will affect the price of the rent.

Mandatory/minimum opening hours may be required of you, depending on your Pod position and activity in The Factory. We are usually flexible enough with these, however we favour those businesses who are open for trade Tuesday to Saturday at a minimum.

We have a non-competing business policy at The Factory. We may be unable to accept your application if we feel it is too similar to existing businesses at The Factory.

Hours of access are limited to 7am to 10pm.

The Pods are let on a commercial license (instead of a lease). Please seek legal advice to learn more about licenses and leases. 

We have dedicated waste and recycling collection at The Factory. While this is for use by our residents, we may, at our discretion, require you to apply for extra collections if your activities in the Pods produce excessive waste and recycling. 

You will be responsible for applying for and obtaining any licenses required by the local authority. An example would be a medical license for a therapeutic treatment business. It will also be your responsibility to apply for small business rate relief. Please contact Hackney Council for more info on required licenses and business rates.
